UEM Sunrise Partners EXSIM to Unlock RM415m From Prime KLCC Land

Government expands Budi Diesel quota to 300 litres monthly, aiding 200,000 pick‑up and jeep owners; transfer facility introduced.

UEM Sunrise’s partnership with EXSIM secures RM415 million from a prime KLCC land development, strengthening cash flow while offering additional upside through a profit-sharing arrangement.

UEM Sunrise Partnership with EXSIM KLCC

UEM Sunrise Berhad has entered into a strategic partnership with EXSIM KLCC Sdn Bhd through a Development Rights Agreement (DRA) to develop Lot 149, a 1.6-acre freehold site at the junction of Jalan Ampang and Jalan P. Ramlee, next to Kuala Lumpur City Centre.

Under the agreement, UEM Sunrise will receive a guaranteed entitlement of RM415 million, payable in three staggered installments. The land has a book value of RM317 million and a market value of RM327 million as of February 2026.

Beyond the guaranteed payment, the company will also benefit from a profit-sharing arrangement, receiving 10% of the project’s actual profit before tax exceeding RM610 million. Analysts view the land monetisation positively, as it is expected to strengthen the group’s balance sheet by generating cash to reduce borrowings and support working capital requirements.

Upon completion of the transaction, UEM Sunrise is projected to record an estimated gain of about RM66 million. Earnings forecasts remain unchanged pending completion of the deal, while the stock retains a Neutral rating with a target price of RM0.60.
