Mah Sing and KLK Land in RM274m JV for Johor Industrial Park

KUALA LUMPUR, 19 December 2025 – Mah Sing Group Bhd has formed a strategic joint venture with KLK Land Sdn Bhd, a subsidiary of Kuala Lumpur Kepong Bhd, to acquire and develop 169.62 hectares of freehold industrial land in Kulai, Johor for RM274 million.

The project, named MS Industrial Park @ Kulai and located within the Johor-Singapore Special Economic Zone (JS-SEZ), carries an estimated gross development value of RM2.26 billion. Mah Sing holds 60% equity while KLK Land holds 40%, with Mah Sing leading planning, development and execution.

Tan Sri Leong Hoy Kum, Mah Sing’s founder and group MD, described the JV as a milestone in expanding the group’s industrial portfolio, leveraging Johor’s proximity to Singapore and initiatives like the RTS Link.

KLK Land’s executive chairman Tan Sri Lee Oi Hian said the partnership unlocks value in its Kulai land bank, catalysing a larger 1,011.71-hectare township. The park will feature cluster, semi-detached and detached factories, plus warehouses, logistics hubs and data centres.
